Service — Design
Design Management.
An error caught in the drawings costs a fraction of the same error caught on site. We review, coordinate and lock down the design before tender, so problems surface on paper, not in change orders.
Why it matters
The design package is the instruction manual for everything that follows.
When it’s well-managed — coordinated, communicated, and current — the project team works from a single source of truth. When it isn’t, the gaps appear later, where they cost more to fix.
We keep the design coordinated, decisions documented and the package on scope, programme and budget, working alongside your architect and consultants, not instead of them.
Because we don’t sell design, we have no reason to defend a detail or grow the scope. Our only interest is a package that builds the way it was drawn.
Illustrative: a window head that doesn’t coordinate with the slab edge. Caught at design development, it is a drawing revision. Caught on site, it is a stop on the envelope, a re-fabrication order and weeks added to the programme.
Scope
A structured review of the design before tender.

Buildability and constructability review
We read the architectural, structural, mechanical, electrical and envelope drawings together — flagging coordination conflicts, ambiguous specifications, and details that will not survive contact with the build.

Cost and value engineering against the build
We benchmark the design against current Bow Valley construction costs, identify where spec is over-built for the asset class, and propose value-engineering options that protect intent and yield.

Spec lock-down and tender preparation
We coordinate the consultants to a final, tender-ready package — closing out RFIs in advance and minimising change-order exposure once the GC is on board.

A continuous review from DD to IFC.

Full pre-construction including procurement.
$60K – $100K
- Everything in Standard, plus:
- Procurement strategy memo
- GC vetting and shortlist
- Tender adjudication and recommendation
- A handover memo into the build phase
Timing
At DD stage, ideally.
Earlier than that we have nothing to review; later than that the architect has already moved on. The right window is when the drawings are detailed enough to assess but before they go to tender.
