Owner's Representative & Development Management.

We act as your independent presence on the ground — an extension of your senior team, from acquisition through handover. We guide you through the complexities of development and construction, representing your best interests at every decision point.

The challenge

Development projects have many moving parts — and one common problem: the owner’s vision gets lost along the way.

You have a clear idea of what you’re trying to build and what outcome you need. But between that vision and a completed building are dozens of decisions — and without someone embedded on your side, the gap between vision and reality widens with every one made without you in the room.

Endira embeds as an extension of your senior team. We carry your brief into every meeting, every review, and every site visit — driving collaboration across the project and keeping every party aligned with the owner’s mission. One goal. Everyone facing the same direction.

Fifteen years delivering luxury high-rise residential schemes through central London’s planning environment sets a standard for what rigour looks like. We bring that discipline — and that expectation of what good looks like — to every engagement.

How we engage

Three tiers, scaled to the level of control you want.

All three include continuous budget tracking, monthly reporting, and a live risk and issue escalation log. The differences are site presence, contractual authority, and the depth of pre-construction and close-out involvement.

Pricing

How fees work.

Fees are calculated against agreed construction value at engagement, then billed as a fixed monthly retainer across the project duration. This gives you predictable costs and a consistent level of on-the-ground commitment — and removes the temptation to charge by the hour for the same conversation twice.

For projects under $5M CAD, a fixed-fee structure scaled to scope is more sensible than a percentage. For projects over $30M, the percentage decreases as construction value rises. Both are agreed at engagement.

How we start

From first call to engagement letter.

01

Discovery call

A 30–45 minute call at no cost. We listen to what you're building, where you are in the cycle, and what's worrying you.

02

Scoping memo

We send a one- to two-page memo proposing a tier, a scope, and a fee. No long-form proposal documents.

03

Engagement letter

A short CCDC 31-based letter or a fixed-scope contract for engagements outside CCDC. Signed in days, not weeks.

04

Mobilise

We are on site within two weeks of signature.
